PARKING LOT REPAIR

In early 2022 the Board of the Concord Condominiums began looking at repair of the parking lot. A webpage was established in early April at www.concordBR.com/park to show contractors the scope of the work and to help them in preparing bids. A 2020 pre-pandemic price of $65,000.00 to do a partial repaving inflated to over $120,000.00 by April of 2022. Financing would have added another $60,000.00.

At that point the repair was not yet considered an emergency but the board began exploring options to fund the repairs. The above graphic represents the scope of the work at present, and it includes removing existing aphalt in the orange areas down to the original concrete, and then building up a 4 to 5 inch layer of new asphalt to make a smooth, easy to maintain surface. The contracting company will also be hired to provide regular inspection and repair on an ongoing basis. The black lines represent areas of building drainage that may be added to the existing drainage to improve the ground areas. Construction is estimated to be a few days of inconvenience for Concord Residents, with a 24 hour period to allow the new asphalt to cool and set.

Since this is now considered an emergency situation, new funding opportunities have opened up to the Board.

Anyone that has enquired at the office over the last year has been given the details of this project, and as usual, owners are invited to stop by to discuss this construction plan and any other concerns that have arisen. It has been almost a year of discussion and study, and it is now almost at a final vote. You may speak to the manager by calling (225)828-7877.

  

Do NOT pour oil and grease down the drains as that clogs them up and it is expensive to clean them out.

OWNERS WILL BE FINED IF DRAINS ARE REPEATEDLY CLOGGED BY TENANTS.
